199 College Street is a visionary mixed-use residential tower that marks a new chapter in Toronto’s architectural evolution. Designed by 17|21 Architects, the 45-storey (155 m) building introduces a refined contemporary expression while respectfully integrating the restored heritage façades of 191–199 College and 74–76 Henry Street.
With a 775 m² floor plate, the tower delivers a diverse mix of rental and affordable housing, complemented by street-level retail and publicly accessible spaces that activate the College Street frontage. The slender massing, articulated podium, and elegant façade treatment of glass, metal, and masonry establish a sophisticated dialogue between historic context and modern design.
Sustainable systems, energy-efficient envelopes, and enhanced public realm improvements reinforce the project’s commitment to livability and environmental performance. 199 College Street stands as an inclusive, design-driven landmark—celebrating Toronto’s layered heritage while shaping the city’s next generation of vertical urban communities.
