DTK Condos, also known as Duke Tower Kitchener, is a striking 39-storey high rise at 60 Frederick St in downtown Kitchener. Completed in 2022 by IN8 Developments and designed by SRM Architects, it stands as the tallest residential building in the Waterloo region with 494 units.

The modern glass clad tower offers a mix of one- and two-bedroom suites (approx. 407–690 ft²), each equipped with a smart home package—smart locks, lights, and thermostat—for enhanced convenience. Floor to ceiling windows flood living spaces with natural light, complemented by premium finishes like wide laminate flooring, Scandinavian-style cabinetry, and quartz countertop.

Residents enjoy five levels of secure parking, ground floor retail, and a suite of amenities: 24 hour concierge, fitness and yoga rooms, party and meeting spaces, communal garden, dog run, rooftop terrace with BBQs, and a pet spa. Ideally located steps from the Frederick ION light rail stop, cafés, shops, universities (University of Waterloo & Laurier), cultural venues, festivals, parks and transit, DTK offers an urban lifestyle with a walk score of ~97.

DTK Condos presented notable structural challenges as the tallest residential tower in Waterloo Region at the time. A strong lateral system was essential to resist wind loads, while slender column spacing maximized usable floor space. The tower’s urban site and proximity to the ION LRT required precise foundation planning and staging. A transfer slab at the podium level supported the tower above ground-floor retail, demanding complex load distribution. The foundation combined a raft slab under the tower with conventional footings under the parking podium, requiring careful coordination with the geotechnical engineer to mitigate differential settlement through the use of delay strips.
