One Richmond Row, located at 517 Richmond Street in Downtown London, Ontario, is a 32 storey luxury rental tower completed in 2021. Designed by SRM Architects and developed by Old Oak, it features 175 upscale one and two bedroom units. The building stands approximately 101 m tall, making it the fourth tallest structure in the city.

Architecturally striking, One Richmond Row showcases extensive glass facades and distinctive projecting balconies. The lobby opens to a hard scaped public plaza and includes ground floor commercial spaces. Interiors boast high-end finishes: floating underlit vanities, USB outlets, French door fridges, built in ice makers, and feature lobby waterfalls.

Residents benefit from a fitness centre, sauna, EV charging, in unit laundry, balconies or patios, keyless access, guest suites, and controlled parking. With central AC and electronic thermostats, comfort is emphasized. Situated steps from Victoria Park, public transit, shops, and entertainment venues like the Grand Theatre, it offers an urban lifestyle melding convenience with luxury.

The structural design of One Richmond Row overcame major challenges related to its 32-storey height and tight downtown site. Initial caisson foundation options proved cost-prohibitive, prompting the team to develop a more economical solution: a deep helical pile system. Over 500 helical piles with pile caps were used to transfer tower loads through variable soils to competent bearing strata—making it the tallest building in Canada supported by helical piles. Tight site access required precise shoring and excavation coordination. A reinforced concrete core provides lateral stability, while the podium structure supports retail and plaza functions without compromising structural performance.
