Housing 266 thoughtfully designed rental suites— including one-, two-, and luxurious three-bedroom penthouse-style “Sky Villas”—it showcases dual-tone interior palettes, high ceilings (min 9′), quartz counters, designer LED lighting, stainless appliances, and full-size in-suite laundry.
Residents enjoy urban wellness amenities: a fitness centre on the 25th floor, a chic main-floor supper club restaurant and lounge, and outdoor social spaces including a rooftop infinity pool, sun deck, and terrace with BBQs and fireplaces—some boasting ʻjewel boxʼ colored glazing wrapping the 24th floor. The structural design of Aquí on King addressed significant challenges posed by its slender 32-storey form and constrained urban site in downtown London. A raft slab foundation supports the tower and multi level underground parking while avoiding nearby infrastructure. Load-bearing walls begin above the fourth-floor parking ramp, necessitating a 1.2 m deep transfer structure at the ramp roof. A rooftop pool, added mid-construction, required precise detailing to ensure long-term waterproofing. Due to the tower’s height, a snow study was conducted, which demonstrated lower drift loads than Ontario Building Code values—allowing reduced reinforcing on the adjacent 100 year-old structure.
