Spektra is a sleek, six storey rental residence in London’s innovative West 5 neighbourhood, offering 65–75 boutique units—including studios, one and two bedrooms—ranging from approximately 504 ft² to 1,399 ft². Designed with sustainability at its core, its longest façade faces south to optimize solar capture via integrated cladding panels, making use of onsite energy production to reduce consumption across the residential component.
Constructed with high-performance windows, energy efficient systems, and modern materials like brick, aluminum composite panel, glass, and solar installs, it contributes significantly to West 5’s net-zero ambition. Residents enjoy pet-friendly, smart-suite living with private balconies, in-suite “all off” lighting control, EV charging, and access to shared amenities like a lounge, terrace, and bicycle storage.
Situated along 1395 Riverbend Road, Spektra blends elevated contemporary design with enhanced energy performance in a walkable, community-focused environment next to Legacy Square.
The Spektra Building features a structural steel frame with precast hollowcore floors and cast-in-place concrete shear walls, delivering both structural efficiency and design flexibility. A major challenge involved integrating solar façade panels on the south elevation, requiring careful detailing to ensure structural support while minimizing thermal bridging. The building sits above a shared underground parking garage, demanding accurate load transfer between structures. As part of the West 5 net-zero community, the design focused on reducing material waste and enhancing thermal performance at critical junctions, such as balconies and roof connections. Seamless consultant collaboration was key to the project’s success.
